Quality Shropshire arable farm for sale at £3.75 million

June 25, 2010

One of the finest commercial arable farms in North Shropshire is up for sale at £3.75 million with leading county agents Halls.

Located in the popular village of Burlton between Ellesmere and Shrewsbury, Charity Farm comprises a handsome Victorian farmhouse and gardens, a traditional former coach house fronting a courtyard, a versatile farm building complex and 511 acres of prime arable land with areas of grassland and amenity woodland.

For sale as a whole or in lots, the farm has excellent road accesses. Believed to date to the mid 19th century, the red brick farmhouse benefits from a number of original Victorian features, including high ceilings and large sash windows to many of the rooms.

The well-proportioned and versatile accommodation comprises five first floor bedrooms and a secondary staircase that leads to a former school room and additional attic space.

A traditional enclosed courtyard adjacent to the house is fronted by the former coach house, which is now used for storage, garaging and a workshop. A first floor room, which is accessed by an external staircase, has conversion potential, subject to planning consent.

A shaped lawn with surrounding borders lies predominantly to the front of the house, which also has a productive vegetable garden.

The farm buildings are conveniently situated near to the farmhouse but have a separate access from the road. The versatile complex comprises modern, portal framed, multi-purpose buildings that are ideal for grain storage as well as livestock housing. The farm also has full planning permission for a further grain storage building.

A major feature of the property is the well presented and greatly improved land, which is retained within four main blocks, all with excellent road access. Most of the land, excluding 25 acres of grassland and the areas of amenity woodland, is used for arable production.

Heavier soil at one end of the farm gives way to a lighter sandier loam and then an area of peatier soil to the eastern end, providing excellent variation. Around 39 acres, which is currently let for potato growing, will be vacated by the end of September.

Capable of growing cereal and root crops, the farm is subject to an Entry Level Stewardship Agreement until April 30 next year.

"The sale of Charity Farm provides an extremely rare opportunity to purchase a high quality commercial arable farm in this noted farming district, " said Allen Gittins, a director of Halls, who is handling the sale from the company's Ellesmere office.
